Pre-Purchase

Interested in buying a particular home? You have placed an offer to purchase, conditional on inspection of the property. Well, a home Inspection is necessary to identify any defects with the property. Once the inspection is complete, you will have the details necessary to make an informed decision to purchase. Any defects identified by the home inspector during the inspection can be repaired either by the seller or the buyer upon taking possession of the home. This may result in re-negotiating the terms of your offer to purchase.

Pre-Listing Inspection

Are you planning on selling your current home? A pre-listing home inspection will help in a quicker sale of your home. You may want to know about any problems with the home that may have an impact on the selling price. Your home inspector will identify key issues with your home that may be of concern to prospective buyers. You may choose to make repairs prior to listing your home for sale or to keep your this information handy while reviewing the buyer’s offer to purchase. This is a precautionary step to avoid last minute surprises with amendments to purchase offers by the buyer.

Why inspect before you sell?

Before putting your house on the market, a consultation with a professional home inspector can yield significant benefits that helps you to:

– Reduce lost sales
– Increase the asking and/or final sales price
– Reduce time on the market for the listing
– Stop unreasonable requests of buyers
– Disclose the information rather than repair or replace
– Ensure proper disclosure and preventing post-closing litigation
– Avoid costly delays and hidden surprises
– Build trust with potential buyers by disclosing the report

New construction – PDI (Pre Delivery Inspection)

New construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder’s Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder’s policy.

The inspection should be scheduled just a day or two before your final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a completed report will be provided for you.

Yearly or seasonal home maintenance inspection

A Basic Home inspection determines the present condition of the home’s major systems, based on a visual inspection of accessible features like Exterior Structure, Foundation, Roofing, interior, Plumbing, Electrical, HVAC and more. It focuses on the performance of the home, rather than cosmetic, code or design issues. Inspections are conducted using interNACHI standards of practice. It’s not uncommon for conditions to change between the time of the inspection and the closing date. It is recommended to have another inspection before the closing date.
